Your rent covers everything! You’ll have all bills included, so you don’t have to worry about extra costs for water, electricity, gas, TV license, or WiFi. Plus, you’ll have full access to amazing amenities like our on-site gym, cozy TV rooms, and dedicated study spaces!
To secure your spot, we ask for a holding fee of £95. This fee is non-refundable but will go towards your first month’s rent.
You’ll also need a UK-based guarantor who earns at least three times the annual rent. If you don’t have a guarantor, don’t worry! We accept trusted guarantor services like Housing Hand and UK Guarantor.
Additionally, we’ll need proof that you’re a student, so please provide a photo of your student ID or a university offer letter.
Lastly, for identification, please share one of the following: your passport, driving license, national ID card, or Right to Rent Share Code (if applicable).
We offer three flexible payment options:
- Pay in full (upfront in August or before arrival).
- Termly installments: Pay in four installments — 10% upfront in August, then 30% each in October, January, and April.
- Monthly installments: 10% upfront in August, then 10% each month.
For easy management, we recommend setting up a direct debit, so you won’t have to worry about due dates. If you choose not to, just make sure your rent is paid on time for each installment.
Absolutely! You can book your room individually or as a group. If you’d like to move in with friends, just let us know their names on the booking form, and we’ll do our best to arrange your group stay.

Whether you’re on a year-long placement or just need a great place to stay while you gain real-world experience, we’ve got you covered. Yes! We welcome students from around the world. Just note that you’ll still need a UK-based guarantor and a share code to verify your right to rent in the UK.
If you’re a first-year undergraduate student and things don’t go as planned with your university offer, we’re here to help. Whether your university withdraws your offer because you didn’t meet the required grades or you exceed expectations and decide to attend a different university, you may be eligible to be released from your Tenancy Agreement.
To apply for a release, you’ll need to provide proof of your situation. This could be a written rejection letter from your university or UCAS, or a screenshot of your UCAS status confirming you didn’t meet the required results. If you’re switching to a different university, you’ll need proof of acceptance at the new institution via UCAS Adjustment.
It’s important to act quickly—your property team must receive these documents within 7 days of your results being published. Once they’ve verified your documents and are satisfied with the details, your Tenancy Agreement will be canceled, and you’ll receive a full refund of any damage deposit or advance rent you’ve paid.

If you’re a first-year student or moving into the building for the first time, we understand that visa issues can happen. That’s why we offer a flexible cancellation policy to help in such situations.
If your visa application to study in the UK is rejected, you can request to cancel your booking and receive a refund for your damage deposit and any rental payments you’ve made. To do this, you’ll need to submit a written cancellation request along with proof of your visa rejection. Be sure to make your request within 7 days of your visa rejection, and no later than 7 days after A-Level results are released.
Please note that your holding deposit is non-refundable, and this policy only applies to September intakes.
